Peace of Mind.  That's What I Provide ....

Peace of Mind. As a wise homebuyer, you know the value of checking out a home before you buy it. You also know that Home Inspections are an extra expense and usually optional. You may ask, do I really need one? Yes. As a Certified Home Inspector, I can help ease your mind that comes with having your property inspected. I will provide you with feedback on systems such as the Roof, Plumbing, Electrical System, Heating and Air Conditioning Units, Insulation, Doors, Windows, and more. You can move into your new home having "Peace of Mind" knowing exactly what you bought, and the condition that it's in.

Don't go into it alone. You need to rely on someone you can trust so you can make an objective and informed decision. I'm confident that I could assist you in making that tough decision !  Here's a few reasons for going with Roberts Home Inspection Service:

  • Costs: I can help you avoid costly unforseen repairs.  In light of the endless possibilities of home defects, it is in your best interest to have a Home Inspection before you purchase a home. Large defects are very costly, but small defects can become costly, if not repaired in a timely manner. Once you have closed escrow, the home belongs to you, and the burden of the repairs is on you, so it is wise to minimize the possibility of home defects before you buy.  With your Roberts Home Inspection Report in hand, you and your Sales Agent can use it as a Bargaining Tool.

  • Delays: I can help you avoid costly delays.  Uncovering problems via a Home Inspection after a sales contract has been signed can cause delays in closing and may be a deal-breaker.  To make a house move-in-ready, as a seller you should do a pre-listing inspection that identifies defects so they can be fixed before a buyer gets an unfavorable inspection. Please see "Is Your House Ready For Inspection" below for a checklist of items to look for and repair prior to selling your house.

  • Cheap Inspections: I will provide you with a quality Home Inspection Report.  A Home Inspector who charges very little usually means a poor inspection and report.  This is a well know fact within the Real Estate and Home Inspection industry.  Your paying for the knowledge of a professional, who through years of study and experience has the best qualifications for inspecting a house.  Roberts Home Inspection Service does NOT provide poor inspections and reports.

  • A Home Inspector who Cares: I'm a Home Inspector who cares about your needs. Since you're in the process of looking for a good Home Inspector, ... I'm almost certain that I'm not the first, nor will I be the last, Home Inspection Website you will visit. There are many reputable Home Inspectors in the market today, ... And I consider myself to be one of them. When talking to a Home Inspector, ask him (her) their background and experience. Ask them for a referral (past client). It would be silly of me to claim being the Best Home Inspector around, .... However I would like to think of myself as Thorough, Honest, Dedicated and Reasonably Priced. My philospy is, a Home Inspector who doesn't care, doesn't care much about his or her reputation, and will soon go out of business.  It's for this reason I make this promise ..........

My Promise to You

Choosing the right Home Inspector can be difficult. Finding one that truly cares about you, your needs, your concerns is like shooting in the dark. Unlike most professionals, chances are you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing. One thing for sure is that a home inspection requires work, a lot of work. Ultimately a thorough inspection depends heavily on the individual inspectors own effort. I put 100% of my efforts in providing you a thorough and honest Home Inspection / Report.  If you allow me to inspect your new home, I guarantee that I will give you my very best effort. This I promise you.

Benefits to Home Sellers

Today, more and more legal judgements are holding the sellers responsible for disclosing known defects in the home "before" it's sold.  Why not be proactive when it comes to selling your home by having a Home Inspection performed ? Consider the benefits.

  • Makes House more Marketable: Not only more marketable, but more attractive to buyers because they know they are working with a sincere and committed seller.

  • Last Minute Repairs:  Nothing worse than having to deal with last minute repairs, ... which could possibly delay or even worse, causing the sale to fall through.

  • Prepare for Issues: Home inspection will reveal known discrepancies to the buyer. It also gives you the opportunity to become aware of, and repair, property conditions so they don't pose a problem when negotiating your sale.

Keep in mind, EVERY house, whether new or old, will have some form of discrepancies. So don't become discouraged if a Home Inspection Report provided by a Professional Home Inspector, lists a few, or lists many, minor discrepancies. What you should be concerned about is any Major Structural and/or Water Damage.

Buying a Home is probably the most expensive purchase you'll ever make. This is no time to shop for a cheap inspection. The cost of a home inspection is very small relative to the home being inspected. The additional cost of hiring a certified inspector is almost insignificant. As a homebuyer, you've recently been crunching the numbers, negotiating offers, adding up closing costs, shopping for mortgages, and trying to get the best deals. Don't stop now. Don't let your real estate agent, a patty-cake inspector, or anyone else talk you into skimping here.  Many people tend to look for a Home Inspector that will charge very little, or the cheapest around in order to cut costs.  BIG mistake !  Although I can't guarantee it, .... A cheap Home Inspector almost always means a cheap inspection and report.  Please remember, a few hundred dollars can save you thousands of dollars.  A worthy investment I must say. For Your Protection Get a Home Inspection.

Everyone Wants to Make the Right Choice

You might have been waiting a long time for that first new home, or possibly your 2nd or 3rd home.

When the opportunity comes along, you find yourself buying that new dream home you've always wanted. So now what ?

Find the Best and Don't settle for anything less ..............

  • Shop around for various Lenders and/or Banks. Lending Institutes have different Rates and Terms ( Use the one that best suits your needs) ...
  • Shop around for a reliable Real Estate Agent (Ask about their background and commission rate) ...
  • Find a reputable Home Insurance Agent (Your new home will certainly need coverage) ...
  • Finally, go with Roberts Home Inspection Service (You'll receive a thorough Home Inspection and Report).

I know first hand, that buying a home is undoubtedly a stressful experience. It's partly my job, along with your agent to help ease your mind. Everyone wants to make the right choice. Worrying about if you're going to buy a Money Pit, or if your getting a Fair Deal doesn't help matters.

A "Good Sales Agent" along with a "Good Home Inspector" will definitely help ease some of your worries.

Before making a "Buying" or "Selling" decision, or to learn the condition of your home before placing it on the market,

contact Roberts Home Inspection Service for a Professional Home Inspection.

Are you Buying a Money Pit or Getting a Fair Deal ?

  • You have every right to ask your Sales Agent for a Home Inspector. Many of todays home buyers tend to be overwhelmed with the process of buying the house and fail to think of a home inspection and the many unseen Hazardous Conditions and/or Expensive Repairs they might be inheriting.  You also have the right to ask for a Sellers Disclosure. Although not mandatory, a Sellers Disclosure can possibly protect you in the event a well hidden defect is discovered down the road. (Many defects are discovered only after living in the house for awhile)

  • Don't let a Sales Agent talk you out of a Home Inspection. There are those few and far agents who don't like to hear the words Home Inspector.  Why ?  Simply due to the fact the client might possibly walk away from buying the house after what the Home Inspector discovered.   It's rare, but it does happen. Who's interest is in question here ?  The Home Inspection is not only beneficial to the Home Buyer, but to a Sales Agent as well.

Don't close your eyes to the realistic fact that you MIGHT have to sink a lot of money into the house. Basically there are two options you can choose from when buying a house:

  1. Go with a Home Inspection: Inspector finds, or doesn't find, Major (Costly) Discrepancies. You have the choice of buying or not buying the house, or go
  2. Without a Home Inspection. You still have the option of buying or not, but if you do buy, do you know of any Major Discrepancies (if any) ?  Did you know you might possibly be spending thousands of dollars to fix the things you didn't know about ?

This is where Roberts Home Inspection Service can help you in making an informed decision on such a large investment.
